Erin’s Home Review – 4012 41st Ave NE

This home came on the market last Tuesday, September 1st, for $647,000.  I promptly attended the broker’s open to get the inside scoop.

I was surprised to see what a “fixer” it was.  The hardwoods needed refinishing, the kitchen: a complete overhaul.  The back deck takes up most of the backyard, and I was nervous to stand on it as its condition was so poor.  Basically all the surfaces of the home (walls, counters, floors) need remodeling.

If the home was updated and turn-key, I would say the price is justified.  However, considering the amount of work it needs I would expect this  home to sell for $100k less than it’s listed for.  Yes, that is a significant drop but there are not comparables in the neighborhood to justify such a high price.

For the right price, I would say this home could be a good investment.  If you were to complete the necessary updates,  it should appreciate nicely.  The one main drawback:  the cross street runs right into the living room.  Translation:  headlights into your cocktail party.  This feature is a permanent one.
